Robert Wallington is a terrible manager and this building has bugs no matter how clean you are. Don't risk it, especially if he is still there.

They are terrible at plowing the snow off the loop here, and the sidewalk along the building/loop where the dogs pee, they don't remove the snow at all.

I had the privilege of living at 2201 Riverside Drive, managed by Paramount Properties, from September 2022 until the end of June 2025. Leaving this place is truly bittersweet .. The location is absolutely perfect. I didn’t have a car during my time there, but transportation was never an issue with convenient bus stops just steps away. The view from my 18th-floor balcony was nothing short of magical - I could see Parliament right from my window! It made every day feel special. The building itself is very well-maintained and always spotless, but what truly sets it apart is the team behind it. From day one, I was treated with kindness, compassion, and respect. I will forever be grateful to Robert Wallington, the Manager. He gave me a chance at a time when I needed it most - new to Canada with two kids, no job, and no credit history. His generosity and humanity changed our lives. I also want to extend my heartfelt thanks to Odnel, the Superintendent. He was so kind, always helpful, even outside of his working hours. It’s clear he takes pride in making sure residents feel at home. The apartment itself was spacious, bright, and comfortable, with 1.5 bathrooms and lots of storage - perfect for a family. And above all, I always felt completely safe living there. The apartment unit itself was spacious, clean, and thoughtfully maintained, with 1.5 washrooms and everything we needed to feel comfortable and safe. Speaking of which- safety in the building is excellent, and I always felt secure living here with my children. If you’re considering Paramount Properties, know that you won’t just be renting an apartment—you’ll be joining a community that genuinely cares. Thank you to the whole team from the bottom of my heart!

I've been living here for almost 3 years. It's a good apartment! The lobby is clean and I feel safe living in the apartment. I don't hear my neighbours and management has been really friendly. The maintenance guys are lovely and always fix any problems I have in the unit the same day or the next day. It is an older building, so the bathtub, toilet and sink have gotten clogged a few times. The carpeting in the living room and bedroom is not preferable, but manageable with a good vacuum. I also like that it's also pet friendly! It's close to the grocery store and public transportation. Landsdowne place is about a 15 minute walk or 5 minute bus ride. It's also one of the cheaper buildings in the area when I was apartment hunting. However, laundry is quite expensive at 2.50 a load, and they recently started charging to load the laundry card. It gets quite expensive per month. When the rent increased, they kept charging me the same price and then told me I needed to pay the difference for the first 3 months that they didn't charge it. It was quite an expensive lump sum. It took them about another 4 months to actually start charging me the right price. 2025: I am updating my review due to ongoing issues with payment and other concerns. Despite informing them over four months ago that I would be using a different payment method, they continue to charge a canceled bank account. I was even charged for them continuing to charge my old bank account. Additionally, I had to wait over 1.5 years just to secure a parking spot. They also keep postponing fumigation, which is especially challenging for pet owners who work full-time as the insist that they have to be out of the home and the spraying can occur between 8:am -5:00pm. You take your pet out of the home only to get another letter that the fumigation didn’t happen and they are doing it the next day… this happened 3 times in a row.

I live here. Dealing with the staff is a nightmare. I've been trying for 2-3 years to get a screen for my balcony. They have sent people about a dozen times to measure it????? 3 years later I still do not have a screen. And don't bother calling about your issues, as they will hang up on you...... Not to mention the ROACHES! They have sent people 4 times now and all they have done is added sticky traps, which doesn't resolve anything at all.

We spent a year. Very nice locality - bus stand, Walmart, Park, Walking tale. But the management is worst, Mr Robert(the manager) I have not seen such a rude person in my life. Yeah he has that N4 legal notice attitude each time. We had cockroaches in out unit. It was hell with the bugs and with the management. Very poor Insulation. Windows are not properly sealed. Won't recommended.

I'll keep this (relatively) short: -The building is infested with cockroaches.  Multiple units on multiple floors.  When asked by management to do the necessary prep work for effective treatment by an exterminator, many of the units are not complying.  This, combined with the whack-a-mole approach the management has taken to treating the issue (spraying those units who report, and occasionally spraying the units in proximity to those that report as opposed to the entire building) essentially results in no resolution / temporary relief.  Those tenants who do the prep work are left with the daunting task of regularly packing up the contents of their apartments (to varying degrees) only to see no change in the activity level of the bugs.  As an exterminator shared, you are at the mercy of your neighbours.  While not the source of the issue, I had cockroaches everywhere in the apartment: kitchen, bedroom, bathrooms, walls, ceilings and one in my bed which was discovered at 3 am one morning. -Garbage shoot can be smelled down either side of each hallway. -When I first signed a lease, I signed for one unit.  3 days before move-in, I was contacted by management to inform me there had a been a mix up and the unit I signed for was not in fact available for another month. -Repairs can take some time to be completely and functionally fixed.  I had a toilet that took 5 months to repair. -Walls between units, or rather the insulation between units is very thin.  You can hear your neighbours' conversations, and smell their weed. -The one (or two) positives of the building is the maintenance staff.  Rafael, who I believe has been there for years and Odnel are gems.  You will not meet nicer folks who genuinely want to help.

Very old building that requires constant repairs, dealing with management has got to be the biggest nightmare since they rarely fix any problem, Management are the worst they fight you back on everything Overall annoying neighbors, infested with insects such as roaches and spiders, every few months they have a bedbug problem and you have to clear the unit for bedbug inspection Flood happened in my apartment because my neighbors upstairs decided to leave their window open, and I had to deal with moving furniture and drying the carpet for weeks This is a stress inducing apartment and I must say it’s not worth living here even though it saves money. Looking to move anywhere away from this building.

Great building, reasonable rent. It's kept clean and tidy. It was nice and clean when we moved in, no bugs seen yet. The staff are extremely friendly and come make repairs very quickly. It's an older building but very well kept. I never hear my neighbours, and no smells coming from other apartments either. Would definitely recommend.

I’ve lived here a year now and have always had a great experience with management. Anything wrong with my apartment was fixed ASAP. My bathroom had a lot of Issues when I first moved in but the staff have fixed everything from leaky taps, to replacing the sink bowl, and re-tile the shower. Other than it has recently been difficult to make contact with the office due to Covid-19 outbreak. (edit. They can now speak to you through a glass window, keeping everyone safe, wearing masks and still being really helpful with anything you need.) In regards to reviews with the smoking tenants, if you contact the management they will issue a notice. The the tenant smoking. It is written in the lease that if it bothers other tenants you have to smoke outside. I have not had this issue myself but I often smell the food being cooked in the unit next to mine (smells amazing so I cant complain) Other than that, the rent is affordable, the view on my floor is beautiful, bus stations and mall are close by for food and travel. The buildings location is great. And in my opinion any apartment can be made to look nice if you take some care in your living space. (adding some photos to show a little what the rooms are like, only my bedroom, bathroom and the view for now.)
